I don't know if Fleet's Carhartt aisle would even fit in that space -- maybe its salt lick selection.

Let see here, What business wants a site with:
Tough Access?
Small Space?
Limited Parking?
Low Traffic Volumes (Now that 212 is on the Hill)?
Numerous City Restrictions?

Maybe a Liquor store, after all it sits between two bars now. Chasers could move over there. The City could spend more of our Tax Dollars helping someone try to redevelop their old site in front of Cooper's.

Half-price books. Hands down, number one request.

If they won't come, then I'd consider:

Arts and crafts supply store.
AT&T cell phones
Radio Shack
Schuler Shoes
Toy store (probably wouldn't fly next to a bar, though)
